An experienced real estate investor with a strong local track record needed financing to complete a nearly finished multi-unit residential project. The borrower funded out of pocket 100% of the construction costs and owns the property free and clear, but requested remaining funds to complete the project and recoup a portion of the capital contributed. With the site nearly 80% complete, time was of the essence to preserve momentum and prepare the property for market.

 

Fidelis Private Fund provided a $2,500,000 1st Trust Deed loan secured by a fully entitled parcel planned for six three-story condominiums totaling over 10,000 square feet of living area. With a conservative valuation of $6 million upon condo completion, the loan represents a low 42% loan-to-value (LTV) ratio.

 

Exit Strategy
The borrower plans to sell the completed condominiums individually. Alternatively, the project can generate strong rental income as a leased apartment asset, further securing the investment.
