Success Story
A repeat client, an experienced real estate investor, and a general contractor needed cash liquidity for another investment opportunity. Instead of selling his property to access the cash, he wanted a refinance cash-out loan from a lender that was quick and hassle-free.
As collateral for the loan, the borrower owned an owner-occupied concrete tilt-up industrial building free and clear in San Marcos, which was appraised at $2,800,000. Plus a single-family residence as additional collateral.
Fidelis Action
As the lead lender, Fidelis Private Fund funded $995,000 of a $1,990,000 1st Trust Deed loan (participated 50% to another lender or $995,000) secured by the subject industrial property and a 2nd Trust Deed on a single-family residence with a combined 55% LTV.
The exit strategy is the sale of an investment property.
Value Added
The Fidelis Private Fund helped the borrower capitalize on a great investment opportunity and provide cash liquidity from real estate equity and facilitate adding value to the property. At the same time, making it a smooth and hassle-free loan process.
