Focus: Short-term loans primarily in California.
Loan Size: $100,000 to $3,000,000
Security: Secured by a variety of commercial and residential investment real property.
Terms: Interest only, 1- 3-year terms, 1-2 pts. fixed rates up to two years starting in the 10.5% range
Prepayment: No prepayment penalty options.
Loan to Cost (LTC): Maximum LTC ratio of 70 – 80%
Loan to Value (LTV): Maximum LTV ratio of 60 – 75%
Debt Service: Debt service coverage as low as breakeven for value-add properties

Offer & Underwriting

We will present you with a loan offer customized to your investment, detailing terms and loan amounts. We respond quickly, often without the requirement of an appraisal, based on relationship and strength of the opportunity.

Finalize & Closing

We draw up the loan terms and commitments in a clear, transparent loan agreement. We process final details efficiently, and then move rapidly to close and begin disbursing your funds.
